What to Expect During My Pre-Delivery Inspection Appointment

Your Community & Homeowner Orientation which includes the PDI, is an incredible opportunity to not just see your community and home for the first time but to meet your Customer Care and Property Management teams.

It is also an important time where we will guide you through a comprehensive inspection of your new home, noting any concerns while explaining how to operate and maintain important mechanical and other elements, like your climate control and emergency shut- off valves.

The PDI Group will be scheduling your appointment approximately four to six weeks prior to the Pre-Delivery Inspection. Appointments will occur Monday to Friday between normal business hours of 9 am to 5 pm to ensure we have access to all our supporting trades and teams.

Please follow the Construction & Occupancy schedule when coordinating appointments so if you are on a lower floor, you will get your appointment time sooner than someone on a higher floor.

he PDI Group will communicate the appointment date approximately six to eight weeks in advance to help you plan. It is critical that we maintain the Construction & Inspection Schedule so we can be ready for everyone’s closing. If you cannot make that date, we’ve got you covered in a couple of ways.

Option 1: is to appoint a designate form by completing a Designate Agent Form which allows your designate to conduct the appointment on your behalf. The Designate Agent Form will be included with your email for the appointment.

Option 2: is to allow The PDI Group to conduct the PDI on your behalf, as stipulated on your Agreement of Purchase and Sale and TARION rules and regulations.

Once the PDI inspection is complete, we will share a copy of the inspection report with you.

We know you are excited to share your experience with your family and friends, but we cover a lot of important information and don’t want you to miss any of the details.  
 
We also remain under construction and as a precaution for you and your guest’s safety, we welcome you or your Designate plus up to two guests over the age of 18 to join us at your appointment.

As the construction team works diligently to complete your community, Personal Protective Equipment As the construction team works diligently to complete your community, Personal Protective Equipment (PPE i.e., hardhat and safety slip-ons that cover your closed toe footwear) will be required and provided at the time of your appointment.

Please note that PPE is required, and only closed toe footwear will accommodate the PPE provided.

During pre-occupancy there will be no active washrooms available however we will have convenience stations and portable facilities for your use.

We cover a lot of ground as we actively walk about your community and home, and we want you to enjoy the tour, so we strongly recommend comfortable shoes and clothing. 
 
You may need to wear PPE (see above) if we do not have legal Occupancy yet which we will provide for you.

There will be no access to the onsite parking at the early stages of the PDI. Be sure to arrive early to secure a parking in the surrounding neighbourhood.

Our PDI Team will advise the meeting location onsite prior to your appointment. You will be escorted to the Safety Station so you can put on the PPE we will provide for you.
